INVITATION FOR PROPERTY DEVELOPMENT PROPOSALS

 

 

The Zambia Institute of Chartered Accountants (ZICA) intends to develop an office complex or an ultra-modern convention centre using the Public Private Partnership (PPP) arrangement via Design, Build, Operate and Transfer (DBOT) model on a portion of Stand 2374, Show Grounds, Lusaka measuring 0.96 hectares (9,600m2).

 

Zambia Institute of Chartered Accountants now invites interested property developers to submit development proposals on a DBOT basis or other acceptable partnership format.

 

The terms of reference and reporting requirements for this engagement are contained in the request for proposals which can be purchased at a non-refundable price of K1,500,000 (One Million Five Hundred Thousand Kwacha) only from No. 24 Joseph Mwilwa Road, Rhodes Park, LUSAKA. Upon purchase of the Request for Proposals document, the bidders will be required to make arrangements for viewing the site and further clarifications through our Transaction Advisors, BITRUST real estate, on 1st Floor, Nkwazi House, P.O. The Property Development Proposals must include among other things, schematic designs (visual design impressions) and where possible virtual reality videos, financial capability, demonstration of capacity to develop, and manage the property viably upon completion of construction. The development proposals must include development team members and their roles, timetable for execution of the development, project cash flows and post construction cash flows (including payments to estate agents and property managers).

 

Submissions of proposals clearly marked “Request for proposals for development of Office Park or Convention Centre” should be made to the Zambia Institute of Chartered Accountants, and deposited in a tender box.  The proposals should be submitted at ZICA Offices on or before Wednesday 28th October 2009 at 14:30 hours and addressed to:
